Cumberland Farms - Rt. 18 and 28, Bridgewater, MA

One of our more challenging projects for Cumberland Farms, Inc. was the redevelopment of their property on South Main Street (Route 28) in the center of Bridgewater, MA. Cumberland Farms was operating a small plaza containing a pizza restaurant, Chinese restaurant and the small Cumberland Farms Store that included a small self service gas island.  As part of the plans for the expansion of this facility, Cumberland Farms acquired additional property behind their building and an abandoned gas station adjacent to the property with frontage on Broad Street (Route 18), which was at a much lower elevation that the current property. The entire site is located in a downtown historic district and in an area with severe traffic congestion.

The project involved the demolition of all of the structures on the combined site with the removal of the existing underground storage tanks, and the construction of a larger building and a multiple dispenser self service gas island with a canopy. The civil engineering site planning needed to address the internal driveway and parking to connect with the two streets, while discouraging southbound traffic on Route 18 from using the site as a “cut-through”. All of the sites storm water drainage needed to be captured and disposed on site in an in-ground leaching / recharge system. P.M.P. Associates, LLC worked very closely with the Planning Department of Cumberland Farms, Inc. to have the architectural style of the new building conform with the Town’s Historic District requirements.

Dunkin Donuts - Rt. 18, West Bridgewater, MA

When our client acquired this small two tenant commercial building, it was his intention to convert the existing non-chain donut shop into one of his Dunkin Donuts stores. Local regulations on drive up windows changed his simple intention into a more complex project. To add to the design constraints, Dunkin Donuts Corporate Office has control of the building requirements, etc. that had to be factored into the site planning. The project evolved into the switching of the two tenant spaces to relocate the donut shop and an addition to the building. With the building addition, the septic system needed to be upgraded for full compliance with the State Sanitary Code (Title 5). Parking also became a problem, which P.M.P. Associates, LLC resolved. The creative solution included a series of easements with the abutting commercial building to allow access and parking on top of their elevated septic system. The landscaping on the finished site gives the appearance that the entire parking area is part of the Dunkin Donuts site.

Funway USA - East Bridgewater, MA

When the Town denied the plans for a building demolition recycling facility on industrial zoned land off North Bedford Street (Route 18), this large property remained vacant and un-developed. P.M.P. Associates, LLC was approached by a young businessman with an idea to use this property for a family entertainment complex. The initial phased concept for a golf driving range followed by batting cages and miniature golf first needed to gain support to allow this use in an industrial zone. Site planning combined with permitting from the Conservation Commission and a MA Highways Permit were all performed in parallel. This process resulted in one set of permit drawings that reflected the requirements of multiple agencies. When the initial golf driving range phase was completed, the Intoccia Companies became involved with the next phase. To create the design for the miniature golf portion of the site, a design company, whose principal worked on the EPCOT theme park in Disney World was hired by Intoccia to work as part of the project team. Site plan / special permit modifications were presented and approved by the local agencies, allowing the complex to grow. The next modifications to this project included the bumper boat lagoon and a slick go-kart track. The limited site area for the go-kart track resulted in a unique design of multiple super-elevated curves. The site has again expanded with an inflatable “jumper” and a rock climbing wall. As for the golf driving range, that portion of the project was purchased by New England Kart Raceway and converted into an extensive karting track. That modification is presented under another case study.

F1 Outdoor Kart Raceway - East Bridgewater, MA

When parents started to complain that their children were being intimidated by the young adults driving the go-karts at the Funway USA complex, an opportunity was created. The owner of a premiere indoor kart racing facility (F1 Boston) was contacted by the Intoccia Company to see if they were interested in having a similar facility, only outdoors, adjacent to the Funway complex. P.M.P. Associates, LLC was provided the conceptual layout of a multifunctional kart racing track along with basic design guidelines by R.J. Valentine of New England Kart Raceway, who is also a professional NASCAR driver. The resultant site plans needed to address the added storm water runoff, since this facility was replacing a golf driving range with driveways, parking, buildings and the karting track. Permitting involved the local Planning Board as well as the Conservation Commission. Because of the nature of this project, extensive predevelopment sound studies were performed. When the operators of the track wanted to provide the offsite storage and support complex, which is adjacent to the track, another set pf design plans, sound studies and series of permitting occurred. The approval of the support complex allowed the use of larger racing karts on the track along with sanctioned kart racing sporting events.
